At Donaghue & Chandler LLC, we are committed to providing outstanding service. To assist us in providing that service, please provide the following information at your earliest convenience. Additionally, we are happy to provide a draft settlement statement prior to receipt of the closing package, should your borrowers wish to review one. We will need a Good Faith Estimate and a confirmed closing date. Please contact us for details or to request a draft HUD-1. Closing Checklist for Lenders and Mortgage Brokers: Prior to Closing we will need from you: - A Title Order
- The mortgagee clause for the title commitment and/or homeowner's insurance policy. If you will handle obtaining the homeowner’s policy, please let us know.
- The borrower’s name and the loan amount's if a first and second. If a first and second, let us know if you need a separate title commitment, or if a single commitment with both loan amounts on it is sufficient.
- Is a survey required? Obtaining a survey can take additional time; please let us know ASAP if a survey is required, and if we need to order the survey.
- Method of delivery of loan package/loan proceeds.
- Homeowner insurance declaration page, along with whether the premium is to be collected at closing (if you are handling obtaining insurance).
- Subordination agreement (if you are obtaining this document).
- If the borrower’s cash to close is coming in a form OTHER THAN a cashier’s check at closing, please notify us prior to closing so that we can ensure funds to close are received timely.
What you may need from us: - Taxes and insurance. Tax information is providing within the body of the title commitment. Insurance information will be supplied separately.
- An Insured Closing Letter. Let us know if there are any particular requirements of the investor.
- A Title Commitment/Binder.
- Wiring instructions.
- Subordination agreement – we can prepare a subordination agreement if required.

A Preliminary HUD-1 Settlement Statement; if you require a preliminary HUD-1 prior to receipt of the closing package, please provide an updated Good Faith Estimate with your request.
